COASTAL EXPERIENCE DECOR: Tha King “Sail”fish Mount and Trophy Red Fish Display, as absolutely gorgeous art! Beautiful new stylish Acadia flooring in bedrooms and loft.

MAIN LIVING AREA. A comfortable recliner in the living room with 2 full sofas. Large ceramic tile flooring is easy to clean and comfortable in the main living areas.

SLEEPING: Sleep up to 6 people very comfortably (2 king, 2 queen, Loft has 2 twin beds for extra sleeping).

PET FRIENDLY (DOG): Pet welcome limit two, no puppies, need discussion if requesting more than two pets; ensure pet dog is on flea/tick prevention, kennel, not on furniture/linens, pet dog droppings removed per HOA association.

PARKING: Very nice covered concrete parking lighted (room for 4 cars covered).

BOAT PARKING: parallel boat parking right next to the structure, in driveway or boat on trailer must safely fit below 14’ piers; recently discussed with nearby Presnell’s Marina 5 minutes away $5/day locked boat storage very secure as I understand which our guests with boats can rely upon which is a great option highly recommended!

FISH CLEANING TABLE: Full sink under porch for fish cleaning.

NEARBY: Salinas Gulf-side & Bay Park (screened grilling rooms for cookouts overlooking Bay sunsets at no fee) and Scallop Republic Music Bar (& Deck overlooking Bay) are connected by new magnificent Bay Boardwalk among the height of palm trees and great benches to relax for Bay views all free and modern! Presell Marina (Scalloping), and newly renovated Indian Pass Raw Bar just a short three-minute drive for karioke, raw oysters, steamed shrimp, variety of self-serve beverages and more enjoyed with locals and vacationers! Near: Cape Palms (Beach) Park, Rish (Beach for disabled groups) Park, and St. Joe State Park (Gulf & Bay), Black’s Island and St. Vincent Island Wildlife Preserve! St. Joe steamed shrimp, fish dips and fried grouper finger lunch at two locations five minutes or so drive on Cape San Blas and on the bay side enroute to Port St. Joe! Trading Post hot dog/chips/drink bargain lunch great for beach days or $10 supreme Hunts Brothers Pizza and homemade donuts all good!

LIVING & DINING ROOM: Tha Kingfish Beach Home is a perfect getaway – light, bright and airy with outdoor views from every window, vaulted ceilings throughout. Open floor plan with living room new 40” Visio SMART cable tv, plenty of living room seating to stretch out and relax (two full length sofas-sage green split corduroy/ivory leather, wicker rocker, minnow marine swivel chair), a large colorful kitchen (stainless steel appliances), pub style dining table/bar stools (6), porch/bay view which expands into the living area.

OUTSIDE LIVING: The spacious front porch balcony (11×22=242 covered sq. ft.) with coastal ambiance for up to 9 seating options is enjoyed by people/pets, ideal for drying off after rinsing away beach sand in outdoor shower. Hospitality welcome pineapple decor seating and dining includes glass table, porch wrought iron baker’s rack to store beach and other items, 4 pineapple cushioned chairs at table, outdoor pineapple cushion lounge chair with foot stool to support separate activity interests or private conversations and plenty of entry rugs and colorful faux grass carpet under dining table. The front porch balcony providing a glimpse of the Gulf and to enjoy the St. Joe Bay distant views. The outdoor entertaining area extends on the level below with 3 relaxing chairs with cushions/pillows, one with extended leg rest to enjoy family time for relaxing, grilling, showering and the children bowling game on the concrete parking pad adequate for 4 large vehicles.

MAIN FLOOR: king bed in master bedroom with private master bathroom and gulf view, 40” new SMART cable TV (VIZIO), DVD, free long distance telephone, chairs at window, storage/display, bedside table/lamp, nautical/masculine decor.

GUEST ROOM: Guest queen bedroom has new 24” SMART TV/cable, large window with view with natural habitat foliage view, bedside tables, classic decor with beach theme accents, telephone, adjacent full bath with beach theme and natural habitat view.

KITCHEN: The home has a well-appointed large galley kitchen (Keurig and regular coffee makers, Belgian waffle maker, large griddle, crock pots, etc.); living room with comfortable full-length sofas with room to stretch out and relax, whimsical fish decor, beautiful taxidermy custom fish displays, spacious dining room.

CAPACITY: Sleeps 6 adults comfortably.

LOFT: A spiral staircase provides a large private loft with 2 twin beds and 2 chairs as a separate private space. Downstairs: enclosed outdoor shower w/ shower caddy, covered parking on concrete adequate for 4 vehicles and 2 Weber charcoal grills, large and medium, for surf and turf with chairs/pillows for seating and convenient outdoor full sink/water faucet built in under porch. BEACH: Only a short walk to the beach through the complex (2 -3 minutes) with two dedicated boardwalks which everyone uses (1 -2 minutes), then a lovely path through protected sand dunes to private, world class beach.

PARKING: Parking for RV/boat/trailer/ATV/golf cart on concrete parking pad and entry driveway area (based on discussion with owner to verify space adequacy and approval). Convenient to local features: St. Joseph State Park, bay scalloping, Apalachicola antiquing, shelling, and fishing.

AGE: Registrants must be 25 years of age.

PET :(Dog only, no cats due to potential allergy concerns of guests in rental home): Please note that if you have a pet dog, you must declare in the inquiry and rental agreement since an additional charge of $150 applies so bring your family pet dog(s) or two!

VISITORS: Also, additional guests (and any accompanying pets) who visit must be declared to factor into the rate for use of the home. The determination of occupancy is not limited to overnight guests only.

EXTRA CLEANING: Heavy kitchen usage must be declared since this requires cleanup beyond normal use charge and extra cleaning charges will apply due to extra time and associated expense which must be declared at the time of inquiry and confirmation agreement. This notification is necessary to allow for full planning, cleaning arrangements and time for home preparation for next guest arrival including any furniture and carpet cleaning requirements from the visit. Our cleaning list and inspection list provides for documentation of excessive home wear, tear and usage.

UTILITIES: Monthly rentals may be subject to utilities assistance for unexpected overages if excessive. Home inspections, repairs, maintenance access planned and announced in advance may be required. If so we will respect guests privacy and coordinate owner access.

OUTINGS: Enjoy trips to St. Vincent Island, Black’s Island, Dog Island, St. George Island or Alligator Point. Kayak rental, golf cart rental for driving on the beach and horseback riding on the beach is available.

This gulf side community home offers a wide private beach with a full compliment of amenities: boardwalk, beach chairs/wagon/tent/beach toys/boogie boards/towels for sunning; dolphin watching; sea turtle nesting observation from a safe distance; horseback riding; bonfires on the beach; long walks; shelling; sunning from the beach chair; and tremendous exercise opportunities on miles of beach shoreline (bring hat and personal umbrella)! No large groups such as wedding groups or parties are appropriate for the unit. The maximum number of guests is 6 and this includes the maximum number of guests of up to 6 authorized to visit the home and private neighborhood.
